The Aspect Property Manager has numerous administrative functions designed to make your life easier and the few images here are but a sample of those exciting features.
Bank Reconciliation
The built-in bank reconciliation provides a continuing method of balancing the receipts and payments in the Aspect Property Manager against the bank statement balance. Items which have been entered into the system but not yet appeared on a bank statement, such as unpresented cheques and unbanked deposits, are deselected (non bold).
Standard and Mail Merge letters
Standard (or form) letters may be created which merge data from the database with the letter text. Ideal for welcome letters, tenancy breach notices and so on. The letters may be when writing to just one person or where bulk mail merge is required. The example above fills in the letter details as shown in the next image.
The merged letter may be personalised in this screen before printing or emailing. It may then be saved in the correspondence file and an electronic reminder set with just a few key clicks.
Bring Ups or Electronic Diary
Records called Notes are effectively an electronic diary and may be attached to landlords, properties, tenants and suppliers to retain a written and dated history of events. Notes may be created manually or, as in the image above, be the result of generating mail merge rent arrears letters. By entering a "bring up" date the system will alert users that some action is to be taken when that date arrives.
Administration Notes may be entered and used as a reminder to perform certain jobs, go to the dentist, remember the boss's birthday ....
REI Return
At the end of each month the system can produce the return required by the Real Estate Institute in summary form as shown. A detailed version can also be printed which is useful to both REI members and non members alike as it gives a snapshot of the business.
